LetLabs was born from personal experience. After seeing family struggle to find a home they could afford — and later facing housing challenges ourselves — we realised how difficult it can be for both tenants and landlords to find the right balance of quality, care, and trust.

So, we set out to change that.

At LetLabs, our goal is simple: to provide quality, affordable homes while giving landlords peace of mind through professional property management.

We partner with landlords and letting agents across Derby, Tamworth, and Nottingham, with plans to expand throughout the wider Midlands region.

Our tenants are working professionals, contractors, key workers, and relocators — people who appreciate clean, well-maintained homes and treat them with respect.

We lease properties from landlords under company-let agreements, take care of tenant management, compliance, and maintenance, and ensure every home is kept to a high standard.

While landlords remain responsible for any major works, LetLabs handles the day-to-day upkeep and can even offer a complimentary light refurbishment where needed to enhance the property’s appeal.

We operate fully within UK housing and property regulations, ensuring that every property we manage meets required legal and safety standards, including:

• Electrical Safety (EICR)
• Fire safety and alarm requirements
• HMO regulations (where applicable)

Compliance is not treated as a one-off exercise, it is monitored and maintained throughout the duration of every agreement.

All properties managed by LetLabs are covered by professionally drafted agreements, including Company Let Agreements where applicable.

We believe clarity prevents problems. Our contracts are transparent, clearly explained, and designed to protect all parties involved, with no hidden clauses or surprises.

We operate a clear and structured Complaints Procedure, ensuring that any concerns are handled promptly, fairly, and professionally.

If an issue cannot be resolved internally, clients have the reassurance of escalation through the Property Redress Scheme.
